What is moisture control?
Moisture control includes a number of different methods, usually used in conjunction, to maintain a healthy crawlspace under your home. Moisture can be introduced into the crawlspace of a home in number of ways. Moisture can come from the soil underneath the house, through faulty foundation vents or cracks and from water run-off due to heavy rain or the house being situated at the bottom of a hill or on a slope.
Treatment
The proper treatment for a moisture problem requires inspection and planning. Here are some of the techniques we employ.
Vapor Barriers
A vapor barrier is simply 6 mil polyethelene sheeting used to provide a barrier between the ground and the underside of the house.
Moisture condensating from the ground can cause all of the above mentioned problems. The poly sheeting keeps the moisture down and away from the wood. This service also includes crawlspace clean out.
Foundation Vents
Properly functioning foundation vents are an important tool in maintaining the proper conditions under a house. Most houses are constructed with manual vents that must be opened in the summer and closed in the winter. We install automatic temperature vents that contain a thermostat to automatically control conditions. Each vent costs between $25-$35 installed. Extra for installing vents in
foundation well mounts and under decks.
French Drains
Sometimes yards and even the crawlspace of a house may be on a slope. When this happens rain water will gether in the low spots causing pitting and even flooding under houses. A french drain is a means of diverting water to a place away from it's natural tendency. The drain consists of a foot-18 inch deep trench dug from high ground to a lower area with a means of runoff or pumping. The trench contains a perforated pipe surrounded by gravel. This system leeches water from the surrounding soil and the serface and sends it to the outflow without causing flooding or excessive moisture under and around houses.
Sump Pumps
Sump pumps are usually placed at the vertex of a number of french drains. The sump pump is places in a 5-10 gallon container
buried in the ground and surrounded by gravel. When the container fills enough to activate the pump, the water is pumped out of the crawlspace into an outside recepticle pit.
Moisture Damage
Excessive moisture in a crawl space can lead to termite infestation, mold, fungal growth and rot in the sub-structure of a building.

Is the treatment safe for kids and pets?
These systems involve no chemicals and very little trouble to the homeowner during installation. No danger for pets/children/occupants.
Is the treatment expensive?
Depending on the size of the job to be done and the time required these treatments can be costly. At TPS we strive to give our customers exceptional service at reasonable prices. Payment arrangements are available for more costly jobs.
What happens after the treatment?
Most systems we install require no further attention or maintenance from the homeowner.
